Summary
Stablewood Leisure, winner of the Federation of Small Businesses National Family Business of the Year, operates The Apple Inn, a pub-restaurant with hotel rooms, luxury suites, and shepherds’ huts in Lucker, near Bamburgh.
As a high-quality hospitality destination, maintaining guest comfort while managing rising utility costs is a constant balancing act. In October 2025, Stablewood Leisure engaged our EcoMOT service to identify efficiency improvements without compromising guest experience.
The challenge
With bedrooms, restaurant facilities and guest amenities operating daily, water and energy usage are significant operational costs. The business wanted to:
- Reduce water and energy consumption
- Lower annual utility spend
- Strengthen sustainability credentials
- Identify further efficiency opportunities across the site
The EcoMOT findings & improvements
When our technician attended site, showers were running at 10-12 litres per minute. We installed shower flow regulators to reduce flow to eight litres per minute, maintaining performance while reducing consumption.
Additional measures included:
- Toilet flush volume reduction
- Tap flow restrictors
These changes will save:
- More than 330 litres of water per day
- £700 per year
- Over 3,000 kWh of electricity annually
- Approximately 0.5–0.6 tonnes of CO₂e per year
Our report also confirmed:
- No dual-flush toilets were leaking
- Lighting was energy efficient and in good condition
- Hand dryers were operating efficiently
- There is future potential for EV charging installation on site
The measured results
Based on annualised data, the site is now achieving:
- £702 total annual savings (energy and water combined)
- £488 annual water bill savings
- 12% reduction in water consumption
- 28% reduction in water bill costs
- 0.12 megalitres of water saved per year
- Over half a tonne of CO2 saved annually
To put this into context:
- 1,528 baths saved annually
- 3,049 kWh energy saved per year
