Protecting Your Business’s Water Pipes This Winter

As temperatures drop and winter creeps its way in, it’s time to start thinking about preventative measures to stop water pipes from freezing and causing potentially costly repairs and major disruptions to your business.

When a water pipe becomes frozen, it can cause all sorts of problems. Not only is the flow of water halted in the short term; the expansion of the ice in the pipes can crack the pipework and lead to disastrous leaks.

So, what can you do to minimise the risk of a burst pipe this winter? Read on.

Add insulation to pipes in exposed areas

Identify pipes in unheated or exposed areas, such as warehouses, lofts, rooftops or external walls, and focus on insulating these pipes to protect against damage. Adding foam insulation sleeves to exposed pipes is a simple and effective way to prevent freezing.

Also, don't forget to check outdoor taps and water tanks during the colder months. Using insulating covers can protect them from freezing and prevent potential frost damage.

Tip: Check older buildings for thinly insulated areas. Loft and pipe lagging in these spaces can degrade over time and may need an upgrade.

Keep indoor temperatures stable

Ensuring that a constant temperature is maintained at all times of day will prevent pipes from freezing during particularly cold periods and the colder nights. To protect pipes, you should ideally keep your thermostat at or above 12°C, even in rooms that aren’t regularly used.

Tip: If your building is set on multiple levels, set the thermostat for a slight rise in temperature on lower levels, due to heat naturally rising. This ensures that water pipes near floors and exterior walls stay warm enough to avoid freezing.

Disconnect and drain outdoor hoses and faucets

Even the smallest amounts of ice can force pipes to expand, causing extensive damage to pipes and plumbing fixtures. Be sure to disconnect and drain all garden hoses, then turn off the water to exterior faucets if possible. Draining them removes any remaining water, safeguarding pipes from freezing and expanding.

Tip: After disconnecting, leave the outdoor tap slightly open to allow any trapped water to escape as it melts, preventing future blockages or a build-up of pressure in the pipes.

Allow a slow drip in severe cold

During exceptionally cold spells, allow water to drip slightly from taps connected to exposed pipes. Moving water has a lower freezing point, so the constant flow, even at a slow drip, keeps pressure from building up inside the pipes. A minimal drip can be all it takes to avoid the headaches of a burst pipe.

Tip: Target taps furthest from the main water supply, as this will ensure water flows through more of the piping system, keeping it active and minimising freeze risk.

Inspect and seal openings in building exteriors

Gaps or cracks around windows, doors, and exterior walls near pipes can let in cold air, freezing water at a faster rate. Seal any draughts or cracks with weatherproof caulk, foam, or insulation to keep the interior temperature stable and prevent freezing. Insulated walls and entry points also help with overall energy efficiency, making this a beneficial long-term measure.

Tip: Pay extra attention to areas where plumbing enters and leaves the building. Properly insulated entry points keep pipes secure against cold.

Recognising early signs of freezing

If water flow suddenly slows down or stops completely, especially during a cold period, it could mean your pipes are starting to freeze. If this happens, act immediately by warming the area around the pipes with safe heat sources, such as a space heater or heat lamp, and open the affected faucet slightly to keep water flowing.

Tip: Acting fast can prevent a total freeze, minimising potential damages.
